You may have heard the expression "all real estate is local". That spells good news for the Big Bend because we are not nearly as impacted with the housing downturn as other parts of the region or nation. There are, however, some fundamental steps every seller must take to get their home sold.

Without question, Proper pricing makes all the difference in getting qualified buyers to visit your home. Make sure your home is aggressively priced and competitive for the neighborhood. Shooting for the moon makes no sense in this market.

Location is a factor, and while you may not be able to do anything about where your home is located, you can play to your strengths. Make sure your Realtor emphasizes the positives, such as proximity to schools, shopping and other amenities.

You do have control over the condition of your home. A little landscaping and fresh paint go a long, long way to attracting potential buyers.

Patience wins the day in this market. If you're already properly positioned, be encouraged--we're in a better market than most.
