Low interest rates and plenty of homes to choose from make home ownership more attractive than it's been in a long time. But before you go out shopping there is some groundwork to take care of.

One of the most important steps to take is talking with a reputable lender. If you don't have one your Realtor should be able to offer several options. This step will help you know how much house you can afford to buy and how much money you'll need saved up to pay for closing costs

Once you've identified how much you can afford, the fun begins. Make sure you have a complete understanding of all the homes on the market in the area you're interested in and then go shopping.

When you find a home that peaks your interest, ask your Realtor for a price analysis. This report will show you how long the home has been on the market and how it compares to other homes in the neighborhood. This is valuable information to have before making an offer.

As with everything, "Knowledge is Power". Make sure you are armed and ready with lots of questions when you begin your hunt for the perfect home.
